Q2 2026 revenue reached 150.1 million euros 136, and the largest segment, Real Estate & Mortgage, reported H1 gross profit up 4% to 85 million euros and EBIT of 24 million euros 35. All three reporting segments delivered positive H1 EBIT, underpinned by growth across financing and insurance brokerage platforms 35.
Management commentary on the 2026-Q1 results (IR-Quarter, 2026-05-11):
„Despite a highly volatile geopolitical market environment, we are on track for our record year in gross profit and EBIT targeted for 2026. Across all three segments, we are currently rolling out new, AI-based products and features on our platforms, thereby continuously accelerating the efficiency of the processes we oversee in the financial and housing sectors. The potential of our data assets is immense, to the benefit of consumers, who profit from ever-lower prices and ever-faster decisions by providers on our platforms.“ – Ronald Slabke, Vorstandsvorsitzender 33 (translation – original on hover)

Guidance
For FY2026, the company guides Revenue to mindestens 280 Mio. € (confirmed); EBIT to 40-55 Mio. € (confirmed); operating_income to zwischen 40 Mio. € und 55 Mio. € (confirmed). 35.
Profitability
For Q2 2026, operating income was 7.3 million euros and net income was 4.9 million euros, with diluted EPS of 0.78 136. Q2 free cash flow was an outflow of 5.7 million euros after capex of 6.9 million euros 136. For H1 2026, the Financing Platforms segment improved EBIT by 35% to 2.4 million euros, and the Insurance Platforms segment reversed from a loss of 0.3 million euros to a gain of 1.1 million euros 35.
Leverage
Hypoport SE held cash of 90.4 million euros at end of Q2 2026, with a net debt position of 7 million euros 136. This compares with a net cash position of 73.7 million euros at end of Q1 2026, with the shift to net debt over Q2 reflecting investment and working capital dynamics 136. No trailing Net-Debt/EBITDA multiple was stated in the available inputs.
Recurring
The Insurance Platforms segment migrated approximately 5.9 billion euros in annual net premiums to the SMART INSUR platform in H1 2026, up 18% versus H1 2025 35. The company-sponsored pension platform ePension grew its volume by 21% to 0.37 billion euros through newly productive client additions 35. These figures indicate continued traction in platform-based recurring and subscription revenue streams within the insurance and pension brokerage segment.
Management view
On the core mortgage marketplace, Europace held transaction volume for real estate financing stable at 38 billion euros in H1 2026, with market share gains at savings banks and cooperative banks 35. The valuation platform VALUE AG reported a clearly improved business volume and a positive profitability development during the period 35. The ongoing migration of insurance premiums to SMART INSUR and ePension client additions support the continued buildout of Hypoport's digital platform network.
Change
Geopolitical tensions linked to the Iran conflict drove a higher closing rate in Q1 2026, with Q2 experiencing the anticipated deceleration as the elevated demand effect dissipated 35. Q2 2026 operating cash flow of 1.2 million euros was considerably lower than Q1 2026's 31.5 million euros, reflecting this normalization in transaction activity 136. No segment closures, material write-offs, or discontinued operations were reported for H1 2026.
Risks (current)
Geopolitical tensions from the Iran conflict introduce volatility in interest rate developments and business uncertainty that could weigh on Hypoport's operating markets 35. BaFin regulatory requirements constrain mortgage lending activity in Germany, and operations linked to Deutsche Bank through the Starpool unit have been materially burdened by issues at that institution 27. The group faces structural dependence on German banking clients for real estate and corporate financing, with rent regulation in metropolitan areas limiting profitable new construction and competitive pressure from comparable platform providers adding further market risk 27.

2024-Q3 · Jul – Sep 2024

„In 2024 we are seeing the first positive effects of the market recovery in private residential mortgage financing reflected in the revenue and earnings increases of the Real Estate & Mortgage Platforms segment. Complemented by positive earnings contributions from the Financing Platforms and Insurance Platforms segments, it can be noted that, in still weak market conditions this year, we are laying a solid foundation for further profitable growth in the future. At the group level, after three of four quarters we have now reached an EBIT level of just under 12 Mio. € and are already within the corridor of our annual EBIT guidance of 10-20 Mio. €. The disproportionate increase in earnings demonstrates the strength of our scalable platform business models and our streamlined cost structure introduced in 2023.“ – Ronald Slabke, Vorstandsvorsitzender 21 (translation – original on hover)

„We are seeing the first positive effects of the market recovery in private residential mortgage financing reflected in our revenues. At the same time, the group's earnings increase of nearly 10 Mio. € demonstrates our scalable platform business model and our streamlined cost structure in place since 2023. In the two smaller segments, Financing Platforms and Insurance Platforms, while we are currently facing a lacklustre market environment, we are nonetheless steadily gaining market share, which validates our investments in these two segments. Weighing the divergent developments across segments, we are leaving our annual guidance of revenue above 400 Mio. € and EBIT of 10 to 20 Mio. € unchanged.“ – Ronald Slabke, Vorstandsvorsitzender 19 (translation – original on hover)

2023-Q3 · Jul – Sep 2023

„The private real estate financing market, which is central to many of our large subsidiaries, continues to find itself in an exceptional situation. Following the sharp downturn in late summer 2022, the turn of the year 2022/2023 brought a reversal of the trend with successively increasing lending volumes. However, since Q2/23 the market has lacked the necessary momentum to emerge swiftly from the deep trough, despite the underlying conditions being favorable. Stable long-term interest rates on account of moderating inflation, declining and now largely stable property prices, and galloping rents resulting from the massive decline in new construction are motivating many people to engage with the topic of homeownership. However, unclear political guidance on energy efficiency requirements, insufficient and restricted subsidy programs, and high ancillary costs – in particular transfer taxes – are inhibiting the actual conversion into purchasing activity for existing properties. This is dampening the recovery of the private real estate financing market. In this environment, we were once again able to slightly expand our market share and will benefit disproportionately from the gradual normalization of transaction activity in the future. The cost savings implemented in 2022 and the cost discipline maintained in 2023 continue to be of considerable importance in the current situation.“ – Ronald Slabke, Vorstandsvorsitzender 10 (translation – original on hover)
Margin expanding 2023-11-13
EBIT improved sequentially from -2.5M EUR to -1.1M EUR driven by revenue recovery and cost discipline 10
Guidance cut 2023-10-26
FY 2023 guidance cut again to revenue decline up to 25% vs prior year, group EBIT 10-15M EUR 9

2023-Q2 · Apr – Jun 2023

„Following a solid start to the year for Hypoport SE, the positive business development did not continue in the second quarter with the expected momentum. The political debate surrounding the revision of the Building Energy Act unfortunately caused a decline in consumers' willingness to complete real estate purchases as well as a reluctance on the part of social housing organizations to undertake energy-related renovations. Under these circumstances, it was enormously important for us to maintain cost discipline and to rebalance our partnerships under the changed framework conditions. For the private real estate financing market, we continue to anticipate a gradual normalization. The relevant long-term trends remain intact: the desire for homeownership across broad segments of the population, a growing demand for residential space driven by migration and internal movement into metropolitan areas alongside an increasingly tight supply of attractive rental apartments, and an enormous need for investment on account of required energy upgrades.“ – Ronald Slabke, Vorstandsvorsitzender 8 (translation – original on hover)

„Under the prevailing framework conditions, Hypoport has started 2023 successfully. We are taking action. We are gaining market share. We are rebalancing our partnerships under the changed framework conditions. We are maintaining cost discipline while at the same time investing as much as possible in future developments. And in the coming quarters we will reap the rewards when the market environment gradually normalizes again, as all long-term trends – such as immigration into Germany, a tight housing supply, and an enormous need for investment on account of required energy upgrades – remain intact.“ – Ronald Slabke, Vorstandsvorsitzender 2 (translation – original on hover)

Balance Sheet & Cash Flow (€m)#

Point-in-time balance sheet items (e.g. cash, financial debt) and cash flow items (operating cash flow, investments/capex) per fiscal year, half-year and quarter. Balance sheet values are as of the period end, flow items cover the period. Derived values are marked and are calculated, for example, as: net debt = financial debt − cash; free cash flow = operating cash flow − capex; the click popover shows formula and inputs. All values are extracted automatically from the filings; errors are possible; please verify decision-relevant figures yourself by clicking through to the linked original.

Revenue by Type (as of 2026-Q2 · EURm · 4/8)#

Revenue split by segment or product type, exactly as the company itself reports it. The basis is stated next to each value (3, 6 or 12 months); segment totals can deviate from group revenue (reconciliation/consolidation items). If the company changes its segment structure, older structures are kept in the expandable part. Rows in grey are no longer reported separately by the company; they show the last available figures and are never extrapolated.

Reported KPIs (as disclosed) (367)#

Figures the company discloses itself in addition to the standard financials; order intake, recurring revenue, user or unit counts, adjusted measures. These “story KPIs” usually slip through standard databases; here they are collected as reported, with no calculation of our own. Important: the definition comes from the company itself and can differ from firm to firm; period and source are stated next to every value.

Company-specific KPIs verbatim from the filings (English, as disclosed; not normalised). Balance-sheet and boilerplate items filtered.

Guidance Tracking (latest per metric/period · 8/14)#

All management forecasts (guidance) and their later outcome. Types: fiscal-year targets as well as quarterly/half-year targets; per metric and period the most recent statement applies, older versions can be expanded. The status is checked automatically against the actuals reported later: open (period still running), met, beaten, missed. For ranges (“X to Y”) reaching the range counts. Logged neutrally, no estimate of our own, no assessment.
